    Job Objective(s):

     

     

    On our beautiful campus of Cottagewood Senior Communities, the responsibilities of the Maintenance Assistant is to  assure satisfaction, convenience and safety through the regular upkeep of the property which includes maintenance work orders, preventive maintenance, repair, replacement and inspection on a timely basis. 

     

    Full Time position (40 hours per week)

    Provides 24 hour emergency maintenance every 3rd week.

    Responsibilities

     

    Job Responsibilities and Duties

                Essential Responsibilities:

        • Responsible for completing all maintenance tasks as assigned by supervisor
        • Assists with painting and refurbishing projects
        • Performs minor building and equipment repairs
        • Maintains all tools and repair parts
        • Participates in all fire drills and in the community's disaster preparedness program
        • Performs general maintenance duties such as:
      • Fixing wall coverings
      • Fixing floor coverings
      • Repairing furniture and fixtures
      • Performing basic plumbing work
      • Performing minor electrical repairs
      • Repairing appliances                       

     

    Other Responsibilities: 

    • Complete routine paperwork such as sidewalk logs etc. as required
    • Attend staff meetings and trainings as required
    • Maintain and safeguard confidential information
    • Maintain a high level of customer service
    • Remain flexible, receptive and adaptive to change
    • Understand and apply basic principles of good maintenance and safety
    • Perform other related duties as requested by supervisor
    • Provide emergency response coverage as needed in conjunction with Resident Manager/carry cell phone
    • Daily walk through building and check all exits; pick up wastepaper, etc.
    • Monitor front entry area and emergency exits, especially during inclement weather; keep exits clear of  ice and snow                            
    • Keep Great Lakes Management informed about any emergencies, maintenance needs or tenant issues or concerns in the absence of the resident manager

    Qualifications

     

    Job Standards/Qualifications

     

    • High school diploma or equivalent required
    • 1+ years maintenance experience preferred
    • Ability to deal tactfully with residents, owners, managers and other staff members, vendors and the general public
    • Follow and adhere to organizational policies and procedures.
    • Must possess a valid drivers license, acceptable driving record, access to a vehicle and the state mandated level of auto insurance
    • Technical school education preferred
    • Ability to handle multiple priorities 
    • Possess written and verbal skills for effective communication
    • Demonstrates a general understanding of systems such as HVAC, plumbing, electrical, mechanical and code compliance
    • Demonstrates good judgment, problem solving and decision making skills

     

    Physical Requirements (based on essential responsibilities)

     

    Must be able to frequently perform tasks as, but not limited to, those listed below:

     

    • Push and/or pull objects weighing up to 100 pounds, e.g. tools, toolbox, paint buckets, appliances, furniture, snow blower, shovel, ladder etc.
    • Lift and/or move objects weighing up to 50 pounds
    • Able to withstand heights over eight feet while performing roofing, gutter and other exterior repairs, as well as changing high area light bulbs (not to exceed 16 feet).
    • Walk and stand and squat while performing general repair work, including repair of sinks, dishwashers, disposals etc.
    • Stand for prolonged periods of time, climb stairs, kneel while performing tasks
    • See objects within 35 feet to monitor work areas, i.e., determine areas that are in need of cleaning
    • Discriminate colors to read warnings, labels, wires, etc.

       

       

     

    Environment

    • The Maintenance Assistant works indoors in a climate-controlled environment approximately 75% of the time. The Maintenance Assistant will be exposed to seasonal conditions in outside weather approximately 25% of the time while performing external tasks such as grounds work or trash removal.
