    We are seeking a full-time Roving Maintenance Technician to work 40 hours per week: M – F.  This position will be part of a maintenance/caretaking team at several properties. This position will also be responsible for responding to maintenance emergencies within a reasonable period of time, and will participate in an on-call rotation.

     

    The Roving Maintenance Technician will protect our client's assets while ensuring Resident and Tenant satisfaction, convenience and safety through the regular property preventative maintenance, repair, replacement and inspection of the physical facilities on an ongoing basis.  This position will care for properties in the north and west metro areas of the Twin Cities.    

     

    The ideal candidate will possess experience in maintenance, HVAC, electrical, mechanical, and plumbing.  We are seeking candidates with excellent customer service skills, and preferably with experience in residential rental properties.  If you have maintenance experience, are organized, professional, and reliable, and want to be part of a great team of managers, maintenance, and caretaking staff, this may be the position for you!

     

     

    Responsibilities

     

    Essential Responsibilities

    • Perform property maintenance or repairs as needed or requested by residents and/or property management staff. Property maintenance or repair duties may include HVAC, plumbing electrical, keys and locks, appliances, lighting systems, carpentry, etc.
    • Perform duties to turn apartments in conjunction with site staff; ensure move-in standards are met.
    • Perform preventative maintenance according to established guidelines and schedules.
    • Perform exterior maintenance including roof, parking lot, common area etc.
    • Perform grounds inspection/care as needed.
    • Maintain adequate maintenance supply inventory, Responsible for selecting and ordering supplies and monitoring supply budget in conjunction with Resident Manager.
    • Schedule, coordinate and supervise work of outside vendors as instructed by Property Manager
    • Maintain compliance and coordination with local, state, property and Company safety regulations. Coordinate with police, fire and utility inspectors.

     

    Other Responsibilities:

    • Assist with community cleaning as requested or required
    • Complete routine paperwork such as boiler logs, sidewalk logs etc. as required
    • Attend staff meetings and trainings as required
    • Maintain and safeguarded confidential information
    • Maintain a high level of customer service
    • Remain flexible, receptive and adaptive to change
    • Understand and apply basic principals of good housekeeping and safety
    • Perform other related duties as requested by supervisor

    Qualifications

      

    • High school diploma or equivalent required
    • 4+ years maintenance experience preferred
    • Ability to deal tactfully with residents, owners, managers and other staff members, vendors and the general public
    • Follow and adhere to organizational policies and procedures.
    • Must possess a valid drivers license, acceptable driving record, access to a vehicle and the state mandated level of auto insurance
    • Must not pose a direct threat to the health or safety of other individuals in the work place.  

     

    Physical Requirements (based on essential responsibilities)

     

    Must be able to continuously perform tasks such as but not limited to, those listed below:

    • Make assessments of equipment based upon sight, touch and smell ( maintenance and preventative maintenance, etc)

     Must be able to frequently perform tasks as, but not limited to, those listed below:

    • Push and/or pull objects weighing up to 100 pounds, e.g. tools, toolbox, paint buckets, appliances, furniture, snow blower, shovel, ladder etc.
    • Lift and/or move objects weighing up to 50 pounds
    • Use hands and arms for simple moderately difficult manipulation such as wiring, carrying objects, sweeping, mopping etc
    • Perform tasks which require action of muscles or groups of muscles such as walking and stooping
    • Perform tasks which require foot and/or hand eye coordination such as driving a vehicle, operation of power tools and equipment, etc
    • Able to withstand heights over eight feet while performing roofing, gutter and other exterior repairs, as well as changing high area light bulbs (not to exceed 16 feet).
    • Walk and stand and squat while performing general repair work, including repair of sinks, dishwashers, disposals etc.
    • Stand for prolonged periods of time, climb stairs, kneel while performing tasks
    • See objects within 35 feet to monitor work areas, i.e., determine areas that are in need of cleaning
    • Discriminate colors to read warnings, labels, wires, etc.
    • Speak clearly and make self understood in face-to-face interactions
    • Hear normal sounds and voices with some background noise to receive verbal instructions, answer telephones, communicate with others, etc.

     

    Equipment

    Must be able to operate:

    • Vacuum (upright and hand-held), edger, mop, broom and other floor cleaning machines
    • Motorized vehicle (i.e., lawn tractor,  snow removal equipment)

     

    Environment

    • The Maintenance/ Caretaker works indoors in a climate-controlled environment approximately 75% of the time. The Maintenance/Caretaker will be exposed to seasonal conditions in outside weather approximately 25% of the time while performing external tasks such as grounds work or trash removal. May experience extreme temperatures: lowest cold temperature of -20 degrees F and highest hot temperature of 100 degrees F.
